Specialist Facility Services

Periodic and specialist cleaning, scheduled separately from nightly janitorial work. These are the jobs that are done a few times a year, need equipment a nightly crew does not carry, and are usually the first thing dropped when a contract is under pressure.

Available as scheduled work alongside a cleaning contract, or as standalone jobs for buildings cleaned by someone else.

Hard floor maintenance

Stripping, sealing and refinishing of VCT, vinyl and sealed concrete. Old finish is removed back to the tile, new coats are applied and burnished.

Typical scheduleOnce or twice a year per area, with buffing in between.

Carpet extraction

Hot water extraction, with pre-spray and agitation on heavier soiling.

Typical scheduleQuarterly to twice yearly in offices; more often in entrances and corridors where traffic is concentrated.

Marble and stone polishing

Diamond polishing and honing of marble, terrazzo and polished stone, with sealing where the surface needs it. Usually lobbies and washrooms.

Typical scheduleAnnual, or as needed.

Upholstery and furniture cleaning

Extraction cleaning of office seating and soft furnishings.

Typical scheduleScheduled with carpet work — same equipment, same access window.

Window cleaning

Interior and exterior glass.

Typical scheduleMonthly, quarterly or twice yearly, depending on the building and its exposure.

Pressure washing

Entrances, walkways, loading docks, bin stores and building exteriors.

Typical scheduleSpring and autumn on most sites, or after seasonal build-up.

Disinfection

Touch-free fogging for whole-area disinfection, and targeted disinfection of high-touch surfaces.

Typical scheduleIn response to an outbreak, or on a standing schedule where a building requires it.

Scheduling and access

Specialist work is quoted per area rather than per building, because a lobby and a warehouse floor are different jobs.

Most of it needs the space empty, so it is scheduled for evenings, weekends or shutdown periods and confirmed with the site contact in advance.
